Juneau Planning Commission approves second commercial tenant at Clinton Drive Domino's building

The Juneau Planning Commission approved a conditional-use-permit amendment Tuesday allowing a commercial tenant to occupy the second commercial unit at 3020 Clinton Drive, a 1,095-square-foot space, alongside the existing Domino's Pizza. A conditional-use permit lets a property owner operate a use the zoning code does not allow outright, provided the commission finds it compatible with the surrounding district; this amendment extends that earlier permit, issued as USE23-18, to cover the second unit.

Applicant Elizabeth Clayton sought the change. The director's report described the space as intended for low-intensity commercial uses and found those uses consistent with the surrounding Light Commercial zoning district. The commission approved the amendment as recommended by staff.

What the approval does not settle is who moves in. The record before the commission identifies a category of use, not a named tenant.

An earlier Alaska News article on the application noted that the commission would weigh the second tenant without adding parking, over objections from neighbors. The city had invited written comment on the amendment through noon on Sept. 18, or testimony at the meeting, according to the public notice. The commission also approved, with conditions, a preliminary plat for Phase IV of the Chilkat Vistas Subdivision, sought by applicant Michael Heuman, subdividing Tract A1 into seven single-family residential lots and extending Robbie Road. Three lots may have accessory apartments. The four conditions require a drainage plan and a full set of construction plans approved by General Engineering, all improvements completed or bonded, and property taxes paid before the plat is signed.
