Juneau two-bedroom rents rise 2.8%, but one-bedroom rents climb faster

Juneau's typical two-bedroom rent rose 2.8% this spring, one of the city's smallest increases in recent years. Rent for one-bedroom apartments climbed much faster.

The median two-bedroom rent, including utilities, was $1,708 a month in March, up from $1,661 a year earlier, according to the Alaska Department of Labor and Workforce Development's annual rental survey, published this month. Two-bedroom apartments are the most common unit in the survey. Department economist Gunnar Schultz wrote that increases in Juneau, Anchorage and Fairbanks were all their lowest in recent years.

The department's separate table by unit size shows one-bedroom rents rising about 13%, from a median of $1,263 to $1,426, across 306 surveyed units. The figures are medians for the units surveyed, not the change in any one renter's lease, and the department cautions that changes can be volatile for unit types with small samples.

The broader Juneau market has been steady. The city's vacancy rate has held around 4% for five years, about its long-term median, the department wrote. Jobs were flat last year, while total wages rose about 5%.

Juneau also permitted 121 new multifamily units in 2025, the most since 2020 and the fourth-highest total since at least 2005. New housing, especially multifamily, can slow rent growth by expanding the rental supply, according to the department.

Buying a home remains much more expensive than it was before the pandemic. The estimated monthly payment on a typical new mortgage in Juneau was about $2,390 in 2025, up 74% from 2019.
