State proposes 50-year Anchorage airport lease to Northstar Holdings

The Alaska Department of Transportation and Public Facilities is proposing a successive 50-year lease of 21,369 square feet at Ted Stevens Anchorage International Airport to Northstar Holdings LLC, running from Dec. 1, 2026, through Nov. 30, 2076.

The department has issued two versions of the public notice, and they differ. The posted notice lists annual rent of $44,447.52, at $2.08 a square foot, and allowed uses of storage, maintenance, Part 135 operations and rental space. Part 135 is the federal rule that covers commuter and on-demand air carriers. An emailed notice dated Oct. 7 lists annual rent of $30,771.36, at 12 cents a square foot, and allowed uses of hangar, storage, maintenance and air-taxi operations.

The comment periods differ too. Comments are due Nov. 4 under the posted notice and Nov. 6 under the emailed one.
