Anchorage board sets seven property appeal hearings for next week

The Anchorage Board of Equalization will hold seven more half-day hearings next week as it works through a record load of 2026 property assessment appeals. Owners filed 1,953 appeals for 2026, a record, municipal officials said. A prior municipal review found about 660 over-assessed homes are slated for lower valuations.

The Department of Finance noticed sessions on Sept. 14, 15, 17 and 18 at City Hall, 632 W. Sixth Ave., Suite 310. Morning blocks run 8:30 a.m. to noon and afternoon blocks run 1 to 4:30 p.m., except Sept. 17, which has an afternoon session only. The board is a quasi-judicial body of private citizens and local professionals appointed by the Anchorage Assembly, with power to alter assessments. It takes evidence and issues binding decisions like a court. It is not an advocate for either the Municipality or the property owner.

Condominium values rose 5.8% on average and single-family home values rose 3.5%, excluding new construction, per the Property Appraisal Division.

The Assembly filled the board to 21 seats over three meetings. It appointed Chris Dimond on Jan. 27 over no votes from Scott Myers and Jared Goecker; approved eleven new members and one reappointment on March 24, all submitted by then-Chair Christopher Constant and passed on the consent agenda; and added Chris Kolerok on April 14.

Chair Ian Moore said every seat was filled "for the first time in at least twenty years," adding, "With 1,953 appeals, it's time to get to work."
