Turnagain council asks Assembly to keep single-family zones out of Anchorage housing overlay

Duplexes, triplexes, fourplexes, cottage courts and townhomes could rise along Anchorage transit corridors under looser zoning standards. The ordinance calls that missing middle housing, between single-family homes and apartment blocks.

The Turnagain Community Council objects and wants it narrowed. Its resolution, passed 18-0 Sept. 3, asks the Assembly to drop R-1 and R-2, the single- and two-family zones, from the overlay.

Assembly Chair Anna Brawley and Kameron Perez-Verdia transmitted it as AIM 152-2026, an informational memorandum that takes no Assembly action and carries no sponsor response.

Erin Baldwin Day and George Martinez introduced it June 9, saying it expands supply and price points and advances a 10,000-homes-in-10-years goal. It refines a 2025 transit overlay that stalled at the Planning and Zoning Commission, and supplements zoning, capping heights at 40 feet, 30 in R-1.
