South Anchorage rezone would allow industrial use in a residential area

A 3.8-acre lot in South Anchorage's Bayshore/Klatt neighborhood could be rezoned from single-family residential to heavy industrial, a change that would sharply widen what can be built there — and one the Planning and Zoning Commission takes up Aug. 3.

The draft ordinance, prepared by the Planning Department at the mayor's request, covers a parcel south of West 92nd Avenue now bordered by homes, with an existing industrial pocket nearby. The heavy-industrial designation permits a broad range of uses, from warehousing and equipment storage to freight terminals and waste and salvage operations. The notice names no specific project or buyer behind the request — the detail that would tell neighbors whether they're looking at a warehouse or a salvage yard.

That gap is likely to drive the debate. The rezone is among the larger jumps in the code, and putting industry beside homes raises the familiar tensions of traffic, noise and property values against a landowner's right to use the parcel and the city's need for industrial space.

The commission forwards a recommendation to the Assembly, which makes the final call. Residents can comment through the municipality's Planning Cases Online system under the Bayshore/Klatt Community Council, and nearby property owners can file a formal legal protest, which raises the number of Assembly votes needed to approve it.
