Planning and Zoning Commission Hearing: Shelikof Rezone (Case 2026-0132)

About this event

The Anchorage Planning Department has issued a recommendation for the approval of a zoning map amendment for two parcels located at 2161 and 2171 Ivan Drive. The request, filed by property owners Stacey Dean and Cody Lee and represented by The Boutet Company, seeks to rezone the 0.48-acre site from R-5 (Low-Density Residential) to R-2D (Two-Family Residential). The site is currently designated as “Single-family and Two-family” under the Anchorage 2040 Land Use Plan. Staff analysis indicates that the proposed R-2D zoning is consistent with the Comprehensive Plan and aligns with the existing infrastructure, including public water and sewer services. The Planning Department determined that the rezone does not pose an objective risk to health or safety and does not conflict with municipal, state, or federal regulations. Public notification was conducted on October 8, 2026, with notices sent to the Abbott Loop Community Council and surrounding property owners. As of the report date, no public comments or objections from reviewing agencies have been received. The Planning Department has referred the matter to the Planning and Zoning Commission with a recommendation for approval, which will subsequently be forwarded to the Anchorage Assembly for final adoption by ordinance.
