Eklutna subdivision wins road-deferral variance

The Anchorage Platting Board approved variances allowing Eklutna LLC to subdivide three tracts into two lots in the Eklutna area.

The variances from legal-and-physical-access and peripheral-streets requirements let the developer avoid cost-prohibitive improvements that would serve no immediate public benefit. One of the lots will host the future Eklutna Gathering Center.

The developer will construct 24-foot paved roads with fire turnarounds.

The Alaska Department of Transportation raised concerns about turning radius and potential conflicts with an Enstar gas line at the Eklutna Village Road connection. Approval requires the developer to enter a subdivision agreement and record the plat within 24 months.
