From the transcript

I did put in there just an estimated ROM budget based on square footage. Obviously there's a lot that goes into that with site development, but I just kind of used some square footage numbers and I came up with about $10 million for a 20-plex, which is about, you know, it averages out to about $500,000 a unit. That it would include all those shared spaces to kind of, you know, there'd be boiler rooms and mechanical rooms and those kind of things also. So that includes all that, and it includes some site work, but very specific to that structure. So if there was any other road developments, additional utilities or anything like that, that does not include that.
