
Fairbanks staff flag spot-zone risk ahead of Geist Road rezone vote

The business currently comprises two buildings: the building on Lot 1A to the north is medical offices for McKinley Orthopedic and Shriners Children's Fairbanks Clinic, while the building on Lot 5A to the south is used for billing. The applicant says it plans to demolish the Lot 5A building and expand the main office, and that no land-use or hours change is intended, seeking only to bring both lots under one zoning framework.

Staff also raised a spot-zone concern, noting the rezone area is surrounded on three sides by residential zoning: multi-family to the south and west, and multi-family and professional office to the east. The change would benefit only one property owner. A preliminary plat combining the lots was approved June 18, 2026. The borough mailed 341 public notices about the rezone on June 12, 2026.
The commission holds its legislative hearing Tuesday, July 14, at 6 p.m. in the Mona Lisa Drexler Assembly Chambers at 907 Terminal Street. Its recommendation goes to the Borough Assembly for final action.
