The Anchorage Planning Department has proposed an amendment to Title 21 of the Anchorage Municipal Code (Case 2026-0113) to streamline land-use processes. The primary change increases the threshold for administrative minor modifications from 5% to 15% encroachment. Historical data indicates this change would have allowed 10 additional variance cases to be processed administratively over the last decade. Additionally, the amendment updates dimensional variance review criteria to include non-physical extraordinary circumstances, such as unique lot geometry, surveying errors, and construction errors. It also clarifies language regarding the Americans with Disabilities Act (ADA) to ensure the criteria are applicable even when ADA requirements are not directly triggered by a variance request.
