Anchorage Assembly sets Sept. 15 hearing on Eagle River rezone

Anchorage property owner Blythe Alaskan LLC wants to strip 2002 development limits on height, setbacks and allowed uses from a 1.04-acre commercial lot in Eagle River, opening the way for broader business use under the property's general commercial zoning. The Anchorage Assembly will hold a public hearing on the rezone Tuesday, Sept. 15, no earlier than 6 p.m., at Loussac Library Assembly Chambers, 3600 Denali Street. Written and phone testimony is due by 5 p.m. Monday, Sept. 14.

The Assembly is considering Ordinance No. AO 2026-105, which would rezone 17026 Santa Maria Drive from CE-B-3 SL to CE-B-3 general business. Blythe Alaskan petitioned for the change to bring the lot in line with the Comprehensive Plan.

The Planning and Zoning Commission recommended approval in June. Two neighbors objected, citing traffic, privacy, drainage and runoff concerns. Reviewing agencies reported no objections.

In a separate July 7 zoning discussion, Assembly member Erin Baldwin Day said special limitations "are notoriously challenging and create really so much confusion about what can and can't be built on a property."

The Planning Department's recommendation will be available after 1 p.m. the Friday before the hearing.
