Anchorage Assembly turned down the citywide 2026 reassessment three members sought

Anchorage homeowners who reported 2026 assessment increases of up to 40 percent did not get the citywide redo three Assembly members proposed. The Assembly approved a substitute version of AR 2026-34, as amended, in February.

The original, submitted by Assembly Members Scott Myers, Keith McCormick and Jared Goecker, would have directed the Municipal Assessor to reevaluate every property whose 2026 valuation rose more than 8 percent over the prior year. Corrections could only go down. It also presumed error where a value rose more than 20 percent without physical changes.

The Property Appraisal Division says values are not unusually up. The average 2026 change was 4.3 percent, and about a third of properties fell. But 10 percent were adjusted by more than 10 percent.

A targeted review of four neighborhoods produced lower notices for about 660 homes, under 1 percent of the roll: Goldenview Park, Sahalee, Lookout Landing and Leary Bay.

The Board of Equalization took in 1,953 appeals.
