Your Fairbanks North Star Borough Assessment Notice

I just received this in the mail, so I wanted to find out what does this mean? This is your annual assessment notice. A notice is mailed to all property owners in Fairbanks North Star Borough at the end of every January. The assessment notice includes a variety of important information. First, it serves as your real property assessment notice.
The top portion of the notice includes parcel-specific information like the property account number, property description, and physical address. It includes important dates like when tax bills are mailed and when tax payments are due. This portion of the form lists your property value information. For example, you see that for the 2025 tax year, it lists the assessed value for the land, the improvements, which, which is also known as structures, and the total of the two. The portion of the notice also gives you a 5-year history of values, and this section describes your rights to appeal the value if you believe that the value is unequal, excessive, improper, or undervalued.
The bottom half of the assessment notice is the Real Property Tax Exemption Application form. This portion of the form describes the timeframe for which you can apply for the exemption and the criteria that must be met to qualify. It explains that we have an application available online and in our office beginning January 1st through February 14th of the tax year you are applying for and includes the assessing department contact information. This is where your owner name and billing address information is printed and where you can indicate if you need to update your mailing address. Finally, we have a section that indicates if you've already receiving an exemption.
If you want to use this application to apply for the residential exemption, you need to sign, date, and submit bottom portion of the form by the February 14th deadline.
